For Doug Nedde, the field of real estate development has always been a passion, and it shows.

After 28 years in the industry, Nedde has developed over 2 million square feet in new and redevelopment projects throughout Northern and Central Vermont, enjoying getting the opportunity to see projects through from start to finish. He thrives on seeing positive changes take shape and works to preserve the historical rarities of Vermont, making moves to strengthen its economy and move it forward by staying on the cutting edge of his field. Nedde seeks out opportunities to develop areas and buildings for the better, to make them more useful for more people while employing principles of energy efficiency and sustainability. Current Projects & Acquisitions

Battell Block Middlebury

10 Merchants Row, Middlebury, VT

Doug Nedde, Alain Youkel and Fernando Cresta (forming the partnership Battell Block Partners, LLC) acquired the 68,200 square foot historic Battell Block building located at 10 Merchants Row in downtown Middlebury from its previously longstanding owners, Battell, LLC in January 2017. The Battell Block currently contains commercial and apartment tenants including Community College of Vermont, Edgewater Gallery, Sabai Sabai, Carol’s Hungry Mind Cafe and Middlebury College’s restaurant 51 Main. The second and third floors of the building are being renovated into 29 luxury, high end apartments called the Battell Block Residences.

1891 Williston Road, South Burlington

1891 Williston Road, South Burlington, VT

Doug Nedde and Fernando Cresta acquired 1891 Williston Road from Lee Zachary, owner of the Zachary’s restaurant chain, in May 2016. This multi-tenant, 49,200 SF commercial building was already home to tenants Enterprise Rentals, Treehouse Woodworking, MAACO, United Fighting Arts Institute and MOTO VT and since acquisition three more tenants have been added: IAB International, Movement Mortgage and Hampton Direct.

TD Bank St Albans Building

8 North Main Street, St Albans, VT

Doug Nedde and Grant Butterfield from Nedde Real Estate and Alain Youkel from Youkel Architecture + Development, have acquired the 22,000 SF historic TD Bank building located at 8 North Main St in downtown St Albans, Vermont from TD Bank. TD Bank will continue business in the first floor of the building and plans have begun for renovations on the second, third and fourth floors for market rate, modern apartments.

Hampton Direct Building

Nedde Real Estate, partnering with Fernando Cresta, purchased the 66,060 SF Hampton Direct building located at 291 Hurricane Lane, Williston in December 2015. The building is temporarily home to Hampton Direct and State of Vermont offices, both of whom will soon be vacating the building leaving flexible warehouse, office and manufacturing lease sizes available from 6,000-66,060 SF.

TD Bank Montpelier Building

Nedde Real Estate acquired the TDBank building located at 90 Main Street, Montpelier, VT in October 2015. The historic granite building contains 21,000 SF and was constructed in 1905. It is home to multiple tenants including TD Bank, Buch Speiler, Prevent Child Abuse Vermont, Rice & Riley and State and Main Mediation.

Nedde Real Estate, partnering with 784 Realty, purchased the 61,000 SF former Reinhart Food Service building located at 784 Hercules Drive, Colchester, VT in October 2015. Reinhart Food Service had previously vacated the building for a move to their new Essex facility and the office portion of the building has been since leased to Planned Parenthood of Northern New England. 24,863 Square feet of warehouse space has also been leased to Koffee Kup Bakery leaving 8,000-22,50 SF now available for lease. Learn more about this listing here.

Nedde Real Estate partnered with Cooper Enterprises, Inc. to redevelop 747 Pine Street from warehouse/office use to a unique, energy efficient commercial property with a variety of uses. This building was formerly home to Reinhart Foodservice and before that Burlington Foodservice. The project consisted of redeveloping the warehouse space into office/retail and is now home to Nedde Real Estate, Body Resolution, North Star Leasing and Burlington Furniture Company. Features include a deck with canopy and energy efficient envelope with solar panels.

Riverrun Apartments

110 Winooski Falls Way, Winooski, VT

Part of Winooski’s award winning downtown redevelopment project, the Riverrun Luxury Apartments are a modern interpretation of Historic Mill Building architecture and offer bright interior spaces with sweeping views of the river, nature preserve and cityscape. Nedde Real Estate is partnering with Youkel, LLC and Redstone on this project. Containing 56 high-end apartments within the LEED Designated building. BankNorth Block Hotel

Main, St. Paul, Pine and King Streets, Burlington, VT

Nedde Real Estate partnered with Redstone to complete the final phase of the Banknorth Block project. A 2.3 acre, versatile housing and workplace community bounded by Main, St. Paul, Pine and King Streets, it includes the conception and development of a 139-room Hilton Garden Inn involving the rehabilitation of Woodbury’s Armory at 101 Main Street. The Hilton Garden Inn opened for business in early January 2015.

The Black Bear Inn

Nedde Real Estate acquired the Black Bear Inn and an associated multi-family property located at Bolton Valley in Bolton, Vermont in December 2014. Nedde is currently in the process of restoring the Black Bear Inn and renting out the multi-family property located at 78 Thacher Road.

City Center Montpelier

Nedde Real Estate acquired City Center in 2013. Once developed as a shopping mall, this 91,000 SF building and attached 24,000 SF parking structure is now home to the offices of the State of Vermont, Edward Jones and Vermont League of Cities and Towns in addition to beloved local shops and restaurants like Artisan’s Hand, the New England Culinary Institute and their associated cafe, Onion River Community Access, The Skinny Pancake and AT&T. Attached to the building is a 24,000 SF private parking garage. Renovations have included a fit-up of the Secretary of State’s and Vermont League of Cities & Towns offices and newly expanded front plaza  to accommodate more outdoor seating for The Skinny Pancake.

Bolton Valley Resort

In partnership with Larry Williams, Doug Nedde purchased Bolton Valley Resort (M.O.D.), a four-season resort which features beautiful mountain terrain for skiing, hiking, mountain biking, special events, and more. Blodgett Oven Building

19 Thompson Drive, Essex, VT

Nedde Real Estate acquired what was formerly the Huber + Suhner Facility located at 19 Thompson Drive, Essex,  from Huber + Suhner Inc., one of the largest US mobile telecommunications operators. This facility consists of two buildings totaling 100,000 SF on 14 acres. Upon purchase, Huber+Suhner leased back 40,000 SF, leaving 60,000 SF to be redeveloped and leased. It is now fully leased by Blodgett Oven.

The multi-family building at 137-139 Shelburne Road, Burlington was purchased by Doug Nedde  in partnership with Christine Golden from John and Rachel Pilcher in July 2013. It contains 4  two bedroom apartments as well as 4 garage parking spaces and a detached 2 car garage. All four apartments were fully leased as of August 1st, 2013 following renovations.

The Cheese Plant

Formerly a Saputo cheese facility, this 88,000 SF building is situated on 15.4 acres off Route 116 in Hinesburg. Currently consisting of 77,650 SF production/warehouse space including 13,000 SF of refrigerated cooler space, 6,400 SF of office space and 4,315 SF of storage, there are plans to redevelop the facility to serve agricultural, residential and other mixed uses. The Chace Mill is a 90,000 SF historic woolen mill building located on the banks of the Winooski River in Burlington with a view of downtown Winooski. The Hinds Lofts were completed in 2008 with 90% of the units sold within 4 months of completion.

Previously a problem site with a history of vacancy due to non-performance and environmental contamination issues, this redevelopment project breathed new life into the failing 45,000 SF Shelburne retail center with exquisitely orchestrated hazardous waste clean-up efforts and substantial property improvements addressing deferred maintenance issues and improving the aesthetics of the property. Within 12 months after the redevelopment was complete it reached 100% occupancy.

This project was the redevelopment of a 103,000 SF warehouse and industrial facility. Significant improvements made upon the purchase of the site helped turn the high vacancy property into what has now been functioning at full capacity since December of 1996. Battell Hill Townhomes

The Battell Hill Townhomes was a two-year, three-phase development project consisting of 21 premium condomominiums located close to the downtown area in Middlebury. Once awarded first place in the Home Builders Condominium Division by the Vermont Homes Builders Association, it maintains competitive market value and its upscale appeal. This was Nedde’s first development project in 1989.

The Banknorth Block project is a result of an RFP process initiated by Banknorth, N.A. The development partners, including Redstone and Doug Nedde, are pursuing the mixed use development of a versatile housing and workplace community. Bounded by Main, St. Paul, Pine and King Streets, this 2.3 acre block already contains the completed first 2 phases consisting of The Hinds Lofts (a historic building converted into 15 high-end residential lofts) and King Street Housing (a mixed-use, 42,000 SF new construction project developed by the Champlain Housing Trust and Housing Vermont). The final phases include the conception and development of a Hilton brand hotel involving the rehabilitation of Woodbury’s Armory at 101 Main Street, putting in an underground parking structure and up to 140,000 SF of mixed use space.

Construction on the Marble Works Residences was completed in the summer of 2008 under the guidance of the architectural firm Lemay + Youkel. They are made up of 30 one, two and three bedroom homes located in the Marble Works Historic District in downtown Middlebury. Ranging in size from 950-2,550 SF the homes feature spacious, sunny rooms, granite countertops, hardwood floors and beautiful views of Otter Creek, the Adirondacks and the Green Mountains. Marbleworks successfully sold out within 9 months.

Historic Shelburne Inn

The historic Shelburne Inn is listed on the National Register of Historic Places and is billed as the oldest building in the Shelburne Village Historic District. Redstone purchased the 8,000 SF property in 2005 with a vision to revitalize this landmark with the cooperation of the town of Shelburne and has since restored the Inn building for a restaurant retail and office space. An adjacement commercial building was renovated and has 1st floor retail space and 2nd floor residential space and the 20,000 SF motel structure behind it was redeveloped into residential townhomes.

The Hall Block

This project was an historical renovation of the Hall Block, a five story, Class A, multi-tenant office and retail building in downtown Burlington. Work included new electrical and mechanical systems, new elevator control package, elevator cab renovation, fire alarm, windows, masonry repair and restoration of the skin to original elevations. The project was awarded the 2002 Historic Preservation Award from the City of Burlington for the commercial restoration project that best serves the historical and architectural heritage of the Burlington Community. In 2009 the project received the Hertzel N. Pasackow Award for Architectural Excellence from the Burlington Business Association.
